0421 GMT - UI Boustead REIT's leasing momentum in Singapore and Japan looks positive, UOB Kay Hian's Jonathan Koh says in a research report. The REIT secured a new lease with a globally recognized fast-food chain for its Singapore headquarters at the 27 Tai Seng Street property, the analyst notes. The REIT's Japan portfolio is also seeing strong turnaround, with committed occupancy rising to 100% from 76.7%. However, the brokerage trims its distribution-per-unit forecast for the REIT by 0.8% for FY 2027 and 1.2% for FY 2028 to reflect yen weakness versus the Singapore dollar. It lowers the unit's target price to 1.16 Singapore dollars from S$1.17 with an unchanged buy rating. Units are unchanged at S$0.80.
