ESR-REIT’s portfolio valued at 4.86 billion Singapore dollars as of Dec, 31 2025

ESR-REIT announced new independent valuations for its properties, placing the portfolio’s investment property value at 4.8586 billion Singapore dollars as of Dec, 31 2025.

The breakdown shows 3.8084 billion Singapore dollars (78%) in Singapore assets, 574.5 million Singapore dollars (12%) in Australia, and 475.7 million Singapore dollars (10%) in Japan.

The valuations were performed by nine external firms, including Colliers International Consultancy & Valuation (Singapore) Pte Ltd, Edmund Tie & Company (SEA) Pte Ltd, Cushman & Wakefield VHS Pte. Ltd., CBRE Pte. Ltd., Jones Lang LaSalle Property Consultants Pte Ltd, Savills Valuation and Professional Services (S) Pte Ltd, Jones Lang LaSalle Advisory Services Pty Ltd, Savills Japan Valuation G.K., and Colliers International Japan KK.

As at Dec, 31 2025, ESR-REIT’s total assets stood at approximately 5.9 billion Singapore dollars, comprising 70 properties across Singapore (50 assets), Australia (18 assets) and Japan (2 assets) with a gross floor area of about 2.4 million square metres.

The trust is rated “BBB” with a “Stable” outlook by Fitch Ratings and remains a constituent of the FTSE EPRA Nareit Global Real Estate Index, iEdge Singapore Next 50 Index, and iEdge Singapore Next 50 Liquidity Weighted Index.

The Manager stated that copies of the valuation reports are available for inspection at its registered office for three months from Feb, 4 2026.
