While CoStar's core commercial real estate and marketplace businesses delivered healthy 43% profit margins in Q1, investors seem to be focusing on the ongoing investments and losses in the residential segment. The company is aggressively scaling up its Homes.com platform, which CEO Andy Florance believes could become CoStar's largest business in the future. However, this expansion comes at a significant cost, with the company maintaining its plans for $900 million in investments for the year.
Despite reducing costs by $50 million annualized in Q1, primarily through Homes.com initiatives, CoStar is rapidly expanding its Homes.com sales force. The company grew from 50 dedicated sales reps at launch to 314 in production, with plans to reach 500 by Q4. This aggressive expansion, while potentially promising for future growth, is likely weighing on near-term profitability expectations.
The market reaction suggests investors may be growing impatient with the timeline for Homes.com to achieve profitability and are concerned about the impact of these investments on overall company margins.
