Property stocks in Hong Kong declined again. As of the time of writing, SUNAC (01918) fell 7.18% to HK$1.68; SINO-OCEAN GP (03377) dropped 6.32% to HK$0.163; ZHONGLIANG HLDG (02772) declined 3.57% to HK$0.081; SHIMAO GROUP (00813) fell 2.47% to HK$0.495.
On the news front, the National Bureau of Statistics recently released investment and sales data for commercial properties from January to August 2025. From January to August, national commercial property sales area reached 573 million square meters, down 4.7% year-on-year, with residential property sales area declining 4.7% year-on-year. Commercial property sales value totaled 5.50 trillion yuan from January to August, down 7.3% year-on-year, with residential property sales value falling 7.0% year-on-year. In August 2025, national commercial property sales area and value declined 10.6% and 14.0% year-on-year respectively.
Kaiyuan Securities noted that since the second quarter, monthly year-on-year sales declines have generally shown a trend of expanding month by month, with July and August particularly affected by high temperatures leading to weakness in both supply and demand in the property market. The firm believes that September is expected to see improved launch schedules and promotional efforts from property developers, strengthening expectations for better "Golden September" transaction performance.
Additionally, SUNAC announced matters related to the company's overseas debt restructuring. At the convening hearing held on September 15, 2025, the High Court directed that: A meeting of scheme creditors will be convened to consider and, if thought fit, approve the scheme arrangement between the company and scheme creditors (with or without modification). The scheme meeting is scheduled for 11:00 a.m. (Hong Kong time) on October 14, 2025, unless any adjournment is announced at the scheme meeting; and a substantive hearing of the petition will be held at 10:00 a.m. (Hong Kong time) on November 5, 2025 at the High Court to determine whether to approve the scheme.
